First-Time Homebuyers

Part of NCCDF's charter is to help Nelson residents get access to affordable homes including first-time homebuyer purchases. We understand that this can be a big step for a new family or the achievement of a lifetime dream and we are here to help.

Using our HOME funds and Virginia Housing SPARC Funds allotment, we can assist qualified first-time homebuyers in securing mortgage financing, often a high barrier to low- and moderate-income families.  We can also assist with down payments and closing costs. In addition, we work closely with Piedmont Housing Alliance to provide necessary housing counseling including credit and financial counseling to help prepare for homeownership.

As a Virginia Licensed, Class A General Contractor, NCCDF can and has built and renovated housing for subsequent purchase by families with moderate incomes. We use a variety of methods to do this including shared equity financing.

Through this program, we have enabled more than 65 Nelson families to own their own homes.

Renaissance Ridge

Renaissance Ridge is being developed as a unique and special intergenerational housing community that will offer a diversity of housing options, certified energy-efficient homes, renewable solar and smart-home technology, sustainable design, native landscaping, open green spaces and walking/biking trails to help connect the Nellysford community. Coming in 2025.

The 33-acre site is an ideal location for this community sitting on a rise along the Route 151 Rockfish Valley gateway corridor to the village of Nellysford near many Nelson County tourism and recreation sites. The vision for the community is Livable Sustainability, defined as a development model with an emphasis on the Design, the Environment, and the People.     

The Nelson County Community Development Foundation has been working with Renaissance Ridge to make approximately one-third of the units affordable to working families in Nelson. Households whose income is at or below 80% AMI will be eligible for special financing assistance. With cost burdens at an all-time high, it is more important than ever to promote workforce housing solutions.
