Since 2001, NCCDF has used HUD HOME funds to build and/or renovate housing to provide affordable rental units in Nelson County. We currently own and maintain 10 energy efficient, accessible rental units that rent for below market rate to qualified tenants.

St. James Place Apartments

We’re excited to be in the process of building four affordable modular duplexes in Roseland that will be thoughtfully designed to meet the needs of our community. Affordability is at the core of this project.

Rent for these four units will be below HUD-approved rates and we strive to keep rent below 30% of the tenants' gross income. As a nonprofit landlord, NCCDF is committed to keeping housing costs low — because everyone deserves a safe, dignified place to call home.

NCCDF has borrowed the money to finish the units, so the project will be complete and we’ll have four, new homes for families in Nelson.

We have been planning these duplexes ever since we were awarded some HUD HOME American Rescue Funds through the Thomas Jefferson Planning District Commission (TJPDC) With another significant grant from the TJPDC from Virginia Housing that created a fast timeline for the project. These two grants alone were 75% of the ultimate cost of the project. We requested and received another grant from the Perry Foundation for $65,000 that requires a match. This $130,000 represents another 17% of the cost of the project, and that is why we are raising money now.

To date, we have raised just under $19,000 from other grants and individuals. In order to get the $65,000 from the Perry Foundation, we need to raise $65,000. We have $46,000 to go.
