Who Are Your Home Buying Helpers?

Buying a home is one of the biggest financial decisions most people will ever make. Committing to a mortgage that may last thirty years and investing hundreds of thousands of dollars can feel exciting, but also overwhelming. It’s natural to feel vulnerable during the process, especially when a single mistake could have long-term financial consequences or turn the dream of homeownership into added stress.

That’s why having the right team around you is so important. A trusted realtor can help you find a home that truly fits your needs and goals. A knowledgeable lender can guide you toward the best financing options available to you. In addition, organizations and housing counselors can provide valuable education and support throughout the homebuying journey.

These resources can help you better understand the process of purchasing a home, prepare for the responsibilities of homeownership, and build financial literacy skills that will benefit you far beyond this one purchase. Learning how to make informed financial decisions and maximize your resources can help you feel more confident not only when buying a home, but in every major financial decision you make in the future.

So where do you find those trusted guides and resources? Nelson County Community Development Foundation is a great place to begin. We can help you determine what kinds of support and professionals will best fit your needs, and connect you with the right people along the way.

Whether you are just beginning to explore homeownership or are ready to take the next step, there are many helpers who can make the process clearer, less stressful, and more successful. Here are a few examples of the types of support available and how they can help:

Virginia Housing

Virginia Housing (as the name implies) is a primary source of Homebuyer Resources including links to counselors, approved lenders, and all their products related to housing affordability whether rental or homebuying.

Piedmont Housing Alliance

PHA offers Housing Counseling regionally as well as access to Downpayment Assistance and other affordability programs for first-time homebuyers. They offer most Virginia Housing products including SPARC, VIDA, and First Dream. Families must be income-qualified to participate in these programs.

SERCAP

In addition to loans and grants available for water and wastewater projects for homeowners in Virginia, SERCAP has a team of HUD Certified Housing Counselors who will work with you to guide you towards making educated financing and housing decisions. These services are at no cost regardless of income or household size.

Our final piece of advice is simple: take your time and ask questions. The right people will support and guide you through the process without pressuring you to make rushed decisions. Good helpers understand that buying a home is a major commitment, and they will give you the time, information, and confidence you need to make the choice that’s right for you.
