We Need Your Help!

Building homes is no small task and is it ever expensive. Over the past 10 years, housing costs in Nelson County have soared — the average home price is now $450,000! To purchase a home at that average price, you need to have nearly $3,000 per month just to afford a mortgage and that means you have to make roughly $9,000 per month or $108,000 per year. With those average home prices in Nelson County, it’s no wonder that many everyday families find homeownership out of reach.

In Nelson County, affordable housing is disappearing — both for buyers and renters. A decade ago, you could find a 3-bedroom rental for $800–$900 a month. Today, those same homes are averaging $2,000 (Zillow). Rental options are scarce, and prices keep climbing. At NCCDF, we’re responding to this urgent need by developing affordable rental housing in Roseland.

These affordable modular duplexes in Roseland will be thoughtfully designed to meet the needs of our community. Each building contains two apartments, and every unit includes:

• Two bedrooms

• Accessible design, with one unit featuring a single, fully accessible bathroom, and the other offering two smaller bathrooms, still designed with accessibility in mind

Affordability is at the core of this project.

All four units will rent well below HUD-approved rates and never exceed 30% of the tenants' gross income. As a nonprofit landlord, NCCDF is committed to keeping housing costs low — because everyone deserves a safe, dignified place to call home.

We have been awarded nearly all the money we need to build four of the six units we have planned on our five-acre parcel on St. James Church Lane. However surprisingly, with all the planning, site work, wells and sewer work, the duplexes will cost about $300,000 each. With the HUD HOME funds and the Planning District Commision grant funds, we have 80% of the costs covered for these units. The Perry Foundation awarded us a grant for another 9.5% or $65,000, with the requirement that we must match the grant with non-governmental funds from our community which can include grants.

We hope you will consider donating to help build these much-needed units. All of your funds will go towards the construction of the units, and please know that every dollar you donate is matched with a dollar from the Perry Foundation.

We have raised $6,250 towards our $65,000 match, which includes a recent grant from the Nelson County Youth Philanthropy Council. So, we are already 10% of the way to meeting our match!
