What We Do and Why We Are Asking for Donations

We are Nelson County's designee for HUD HOME funds through the Thomas Jefferson Planning District Commission's (TJPDC) Housing Consortium, and we use those funds and funds we can raise to complete projects to benefit the County.

As we announced in our last blog, NCCDF is building duplex apartments in Roseland on St. James Church Road. We are asking for donations to help us finish the apartments and we wanted to let you know more about who we are and why we are asking for donations.

NCCDF is a private, non-profit organization that works with and for Nelson County to primarily address housing needs in the county. For nearly 40 years, we have partnered with Nelson County government to assist where we can with housing, water and wastewater, and education and recreation as well.

We run an active homeowner rehabilitation program where we assist low-income homeowners with repairs to their homes for safety and accessibility. We also build homes for sale and for rent for qualifying families. We have supported more than 60 first-time homebuyers with homes renovated or built. We have had in the past and are soon to start a Homebuyer & Owner Education series that includes information sessions on realtors, lending, market trends, financial coaching, support for first-time homebuying, and housing counseling. We also own and manage 10 rentals in Nelson County and the Roseland Apartments will bring four more to our inventory.

So, why are we asking for donations for this project?

We are Nelson County's designee for HUD HOME funds through the Thomas Jefferson Planning District Commission's (TJPDC) Housing Consortium, and we use those funds and funds we can raise to complete projects to benefit the County. We are not a County entity, however. We do work closely with the County Administration but our board is made up of local volunteers. We typically raise between $10,000 and $50,000 per year but for some projects, we've raised much more. For the Roseland Project, we have nearly $325,000 in HOME ARP funds, and we received a grant for $220,000 from the TJPDC. With the matching grant from the Perry Foundation ($65,000) which we must match with another $65,000, we'll have nearly $675,000. We estimate that the units will cost about $335,000 each.

NCCDF understands better than most the need for affordable, quality homes - especially rentals - in Nelson County. We hope you'll donate today to help us get these four new apartments completed.
